What the Town of Surfside checks
Surfside's replacement window and door permit needs two copies of the Miami-Dade or Florida product approval for every window, door, and mullion, plus a site-specific plan showing each opening's design pressure. Retrofit windows and doors must be impact resistant or covered by a separate shutter permit, unless less than 25% of the home's total glazed area is replaced in a 12-month period. The simplified wind tables are allowed only on buildings permitted before September 1, 1994 with a mean roof height of 30 feet or less. The town's design guidelines say glass may be clear or lightly tinted but never darkly tinted or reflective, and window styles and frame materials should match on all sides of the building.

FAQ
Surfside questions
Local permitting, HOA rules, and the right ratings, we handle it all.
Call (954) 884-8224Can I get dark tinted impact glass in Surfside?
No. The town's design guidelines allow clear or lightly tinted glass, but not dark tint or reflective glass. We show you glass options that fit.
I am only replacing a few windows. Do they have to be impact?
If you replace less than 25% of the home's total glazed area in 12 months, the town does not require impact or shutters for those units. Above that, they must be impact resistant or covered by a shutter permit.
Can my house use the simplified wind tables?
Only if it was permitted before September 1, 1994 and has a mean roof height of 30 feet or less. Otherwise we provide a site-specific design pressure plan. Permit fees are separate.
Will impact windows lower my insurance?
They may qualify for wind-mitigation credits. We give you the product approvals and the final inspection paperwork to send to your insurance company.
