Impact windows in Bal Harbour, FL

Almost 95% of Bal Harbour homes are in multi-unit buildings, so most of our work here is condo windows and balcony sliders. We install Miami-Dade NOA impact units and file the permit in person at Village Hall, the only way the village accepts it.

What Bal Harbour Village checks

Bal Harbour Village runs its own Building Department, and it works differently from most cities. Permit applications are accepted only in person at the Building Department in Village Hall, 655 96th Street, and you track status online with an access code. Since August 23, 2021, the village reviews plans at the same time as Miami-Dade County when a job also needs county approval, instead of one after the other. Every window and door we install carries a Miami-Dade NOA or Florida Product Approval for the county's 175 mph design wind speed. For beachfront properties on the coastal control line, we check for any added state requirements before we order.

“I had a great experience with Modern Window Solution. Another company had previously installed my windows but left the job unfinished, made several mistakes, and didn’t even pull a permit.”

Bal Harbour questions

Local permitting, HOA rules, and the right ratings, we handle it all.

Can I apply for a Bal Harbour permit online?

No. Bal Harbour accepts building permit applications only in person at the Building Department in Village Hall, 655 96th Street. We deliver the application and track its status for you. Permit fees are separate and itemized on your quote.

My job needs Miami-Dade County approval too. Does that slow it down?

Since August 23, 2021, Bal Harbour runs its plan review at the same time as Miami-Dade County for applications that need county approvals, so the two reviews are not stacked back to back.

Most of my building is condos. Do you work on towers?

Yes. Nearly 95% of Bal Harbour's homes are in multi-unit buildings, and condo windows and balcony sliders are most of what we install here. We size each unit to the design pressure for its spot on the building.

Will impact windows lower my insurance?

They may qualify for wind-mitigation credits. We give you the product approvals and the final inspection paperwork to send to your insurance company.
