How much do impact windows cost in South Florida?

An impact window from Modern Window Solutions costs about $1,500 to $2,000 for an average-size window and $2,500 to $3,000 for a larger window, depending on brand and size. Permit fees are separate and not included. A typical 3-bedroom home with 12 windows lands around $20,000 to $26,000 before permit fees.

These are the ranges we quote across Broward, Miami-Dade, and Palm Beach. Where your window lands inside the range depends mostly on its size and the brand you pick.

What a whole house costs

Most people replace every opening at once so the home qualifies as fully protected. These examples use the ranges above. Your quote depends on the exact sizes and products.

What changes the price of an impact window?

Size and brand move the price the most. Several other things also count:

  • Wind zone. Miami-Dade and Broward are in the High-Velocity Hurricane Zone, which requires products approved for that zone. Palm Beach County is outside it, so more product approvals qualify there.
  • Design pressure. Waterfront homes and upper condo floors face stronger wind loads and may need higher-rated units.
  • Window style. Single-hung, horizontal roller, casement, and fixed picture windows are priced differently.
  • Glass and frame options. Low-E or tinted glass and frame colors change the product cost.
  • Opening conditions. Resizing an opening or repairing damaged stucco around an old frame adds work.
  • Approvals. Condo and HOA boards often require specific styles or colors and paperwork before work starts.

Why permit fees are separate

Window and door replacement in South Florida needs a building permit, and each city or county sets its own fee. Because that fee is not ours, we list it separately on your quote. We still pull the permit, schedule the inspection, and hand you the paperwork when it passes.

Do impact windows pay for themselves?

Partly, for many homeowners. Florida requires insurers to offer premium discounts for qualifying wind-mitigation features, and protected openings are one of them. Savings depend on your home, a wind-mitigation inspection, and your insurer. Impact glass also removes the cost and work of putting up shutters before every storm.

Impact window cost questions

How much does one impact window cost in South Florida?

With Modern Window Solutions, an average-size impact window runs about $1,500 to $2,000 and a larger window about $2,500 to $3,000, depending on brand and size. Permit fees are separate and not included.

Do hurricane windows cost the same as impact windows?

Yes. "Hurricane windows" and "impact windows" are two names for the same product: windows tested and approved to resist wind-borne debris and storm pressure. The pricing on this page applies to both.

Are permit fees included in the price?

No. Permit fees are separate and set by your city or county. We pull the permit and schedule the inspection for you, and the fee is itemized on your quote.

How much do impact doors and sliding glass doors cost?

Doors and sliders vary too much by size, panel count, and configuration for a fair range. We quote them on site after measuring, free of charge.

Will impact windows lower my insurance?

They may. Florida law requires insurers to offer discounts for qualifying wind-mitigation features, and opening protection is one of them. The amount depends on your home, your inspection, and your insurer, so ask your agent and keep the documents we provide.

Why do Miami-Dade and Broward installs cost more than some other places?

Both counties are in the High-Velocity Hurricane Zone, so every unit must carry a Miami-Dade NOA or an equivalent approval for that zone and pass stricter testing. Products built to that standard cost more than windows sold for lower wind zones.
