What the City of Miami Beach checks
The City of Miami Beach watches window and door work closely. Exterior installations must be inspected by a Special Inspector using the city's Buck and Anchor form, unless the contractor uses the city's alternate route of a plan note and a notarized affidavit with time-stamped photos. On existing buildings, contractors must call in an in-progress inspection on the first day and every following day of removal and installation, or face an automatic fine. The residential checklist may ask for photos of the windows being replaced, and multi-family buildings need an HOA letter approving the design, color, and materials. In the historic districts, window replacement needs a Certificate of Appropriateness, which Planning staff can approve when it meets the criteria. For beachfront properties on the coastal control line, we check for added state requirements.
“I found Modern Window Solutions through a Google search after having no luck with other companies that never followed up. I’m so glad I did! David was prompt, professional, and courteous from start to finish.”
FAQ
Miami Beach questions
Local permitting, HOA rules, and the right ratings, we handle it all.
Call (954) 884-8224My building is in a Miami Beach historic district. Do new windows go to the board?
Not always. Window replacement in a historic district needs a Certificate of Appropriateness, but Planning staff can approve it without the Historic Preservation Board when it meets the criteria. We design the replacement to meet them.
What is the special inspector rule?
Miami Beach requires exterior window and door installations to be checked by a Special Inspector on the city's Buck and Anchor form, unless the contractor follows the city's alternate affidavit route with time-stamped photos. We plan for one or the other before we start.
Why are there inspections every day?
On existing buildings, the city requires an in-progress inspection on the first day and each following day of removal and installation. Missing one brings an automatic fine, so we call them in every day.
My condo board has to approve the windows. What do they sign?
For multi-family buildings, the city's checklist may require an HOA letter approving the design, color, and materials of the windows, doors, and shutters. We send your board the details. Permit fees are separate.
Will impact windows lower my insurance?
They may qualify for wind-mitigation credits. We give you the product approvals and the final inspection paperwork to send to your insurance company.
