What the City of Miramar checks

Miramar runs its own Building Division and takes applications online only. Its Windows and Doors Application Package, revised in December 2024 for the 2023 Florida Building Code, asks for more than a product approval. Every application needs an Affidavit of Awareness of Homeowner's Association Regulations, even if your home has no HOA, plus a Construction Debris Removal Affidavit. Wind pressures come from circling the right row of the Broward County Fenestration Wind Load Chart for your building height, or from signed and sealed calculations. Owner-builders face extra proof, including Homestead Exemption verification. All Miramar building fees carry an 8% surcharge, which we show on your quote.

FAQ

Miramar questions

Local permitting, HOA rules, and the right ratings, we handle it all.

Call (954) 884-8224
I do not have an HOA. Why does Miramar want an HOA affidavit?

The city's window and door package makes the Affidavit of Awareness of Homeowner's Association Regulations mandatory on every application, association or not. We fill it out with you.

Can I pull the permit myself as an owner-builder?

Miramar allows it for residential window and door permits only with photo ID matching the job address, proof of ownership, and Homestead Exemption verification. Most owners let us pull it, since we handle the package and inspections anyway.

Why is there a surcharge on my permit fee?

All City of Miramar building permit fees carry an 8% surcharge. Permit fees are separate from our price and itemized on your quote.

Will impact windows lower my insurance in Miramar?

Impact windows and doors installed to code may qualify for wind-mitigation credits. We give you the product approvals and final inspection paperwork your insurer asks for. Your carrier decides any discount.
