What the Town of Miami Lakes checks

The Town of Miami Lakes accepts either a Miami-Dade Notice of Acceptance or a State of Florida Product Approval for each window, glass door, and mullion, submitted in two copies. It also requires signed and sealed wind load calculations to set the design pressure for every exterior window and door. Those can be site-specific or a generic worst-case calculation. Before any mullion clips, bucks, or shims are covered, the permit holder must call a framing in-progress inspection, and the inspector checks anchor type, edge distance, embedment, and spacing against the product approval. We plan the job so that inspection happens before any finish work.

Does Miami Lakes accept Florida Product Approval or only Miami-Dade NOA?

Either one. The town accepts a Miami-Dade Notice of Acceptance or a State of Florida Product Approval for each window, glass door, and mullion, in two copies.

Do I need an engineer for my windows?

Miami Lakes requires signed and sealed wind load calculations for all exterior windows and doors. They can be site-specific or a generic worst-case calculation. We arrange them. Permit fees are separate.

What is the framing inspection?

Before clips, bucks, or shims are covered, the town inspects the anchors against the product approval: type, edge distance, embedment, and spacing. We call it in at the right time.

Will impact windows lower my insurance?

They may qualify for wind-mitigation credits. We give you the product approvals and the final inspection paperwork to send to your insurance company.
