What Hillsboro Beach checks

Hillsboro Beach's Building Department is run by Calvin, Giordano and Associates and uses the Community Core portal for fees, inspections, and plan review comments. Every window and door installation must follow the town's Window and Door requirements, set out on its Window and Door Replacement Permit form. The form asks whether the unit can be seen from the beach and, if so, whether the windows are tinted to a shading coefficient of .45 or less. If beach-visible windows are not tinted, interior lights must be screened by window treatments or turned off from sundown to sunup during turtle nesting season, March 1 to October 31. Both the unit owner and the contractor sign the form. With about 90% of homes in condo buildings, association approval is part of nearly every job.

Do my new windows have to be tinted?

If your unit can be seen from the beach, the town's form asks whether the glass is tinted to a shading coefficient of .45 or less. If it is not, interior lights must be screened or off from sundown to sunup, March 1 to October 31. Most owners choose the tint.

Who signs the turtle form?

Both the unit owner and the contractor sign the town's Window and Door Replacement Permit form. We bring it to you.

How does the town handle permits?

Through the Community Core portal, run by the town's building consultant. We file, pay fees, and respond to plan review comments there.

Will impact windows lower my insurance in Hillsboro Beach?

Impact windows and doors installed to code may qualify for wind-mitigation credits. We give you the product approvals and final inspection paperwork your insurer asks for. Your carrier decides any discount.

Do you work with condo boards on the Mile?

Yes. About 90% of homes in Hillsboro Beach are in multi-unit buildings. We get the association's requirements and install rules before ordering.
