What the Town of Palm Beach checks

In the Town of Palm Beach, window, door, and shutter replacements need design review first, by the Architectural Commission (ARCOM) for most buildings or by the Landmarks Preservation Commission for landmarked properties. The town's guidelines ask for a drawing of each opening with material, color, manufacturer, glazing, and muntin profiles, plus product approvals with fastening marked. If half or more of a building's original openings were already replaced, you are asked to match the majority product. On landmarked properties, vinyl and fiberglass windows and doors cannot be approved by staff and must go to the commission. Homes in an HOA need a signed letter on HOA letterhead naming the exact product, and condos have their own checklist.

FAQ

Palm Beach questions

Local permitting, HOA rules, and the right ratings, we handle it all.

Call (954) 884-8224
Is Palm Beach in the High-Velocity Hurricane Zone?

No. The HVHZ covers only Broward and Miami-Dade. Palm Beach is in Palm Beach County's wind-borne debris region, so every window and door needs Florida Product Approval or a Miami-Dade NOA. The county wind map puts Palm Beach between the 160 and 170 mph lines, and we design to 170.

Do Palm Beach window replacements need design review?

Yes. The town sends window, door, and shutter replacements to ARCOM or the Landmarks Preservation Commission depending on the scope and product. We prepare the drawings and approvals. Permit fees are separate.

Can I use vinyl windows on a landmarked house?

Not through staff approval. On landmarked Palm Beach properties, vinyl and fiberglass windows and doors require commission review. We talk through materials before ordering.

Half my windows were already replaced. What now?

Palm Beach asks you to match the building's majority product when half or more of the original openings were already replaced. Mixed replacements can trigger ARCOM or LPC review.

My building has an HOA. What do I need?

A signed letter on HOA letterhead that names the exact product. We send your association the details so the letter is right the first time.
