Impact windows in North Miami Beach, FL

About 86% of North Miami Beach homes were built before 1990. We replace their windows and doors with Miami-Dade NOA impact units and draw the floor plan the city asks for, down to each opening's distance from the corner.

What the City of North Miami Beach checks

North Miami Beach's doors, windows, and shutters checklist asks for a floor plan showing each opening being changed, its distance to the building corner, the roof mean height, and the building's length and width. If the chosen windows or doors are not missile-impact rated, the shutter Notice of Acceptance must be submitted with the permit. Condo jobs need the city's Condominium Approval Form, and the installation must be done by a licensed professional. On existing single-story single-family homes, the city waives wind load calculations when the windows and doors are rated above plus or minus 55 psf. Permits are filed through the city's EnerGov self-service portal.

FAQ

North Miami Beach questions

Local permitting, HOA rules, and the right ratings, we handle it all.

Call (954) 884-8224
Do I need wind load calculations for my house?

Not always. On an existing single-story single-family home, North Miami Beach waives them when the windows and doors are rated above plus or minus 55 psf. Taller buildings need them.

I live in a condo. What form does the city need?

The Condominium Approval Form, and the work must be done by a licensed professional. We fill out the form with your association.

What happens if I choose non-impact windows?

Then the shutter Notice of Acceptance must go in with the window or door permit. With impact units, no shutter approval is needed. Permit fees are separate.

Will impact windows lower my insurance?

They may qualify for wind-mitigation credits. We give you the product approvals and the final inspection paperwork to send to your insurance company.
