Impact windows in Miami Springs, FL

Miami Springs began in 1926 as Country Club Estates, with Pueblo Revival homes, and most of its houses date from before 1960. We fit Miami-Dade NOA impact windows to those older openings and keep every bedroom's escape opening to code.

What the City of Miami Springs checks

The City of Miami Springs wants two floor plans with every room labeled, showing each opening's size, product approval number, and wind load pressure. It requires two sets of wind load calculations signed and sealed by a Florida-registered architect or engineer, or the Miami-Dade wind load table. Every bedroom must keep at least one egress opening of 20 by 24 inches. If the new windows or doors are not impact resistant, a separate shutter permit is required. The city also has locally designated Pueblo Revival sites, such as Lua Curtiss House #2 on Hunting Lodge Drive, known for thick walls with recessed windows.

FAQ

Miami Springs questions

Local permitting, HOA rules, and the right ratings, we handle it all.

Call (954) 884-8224
Does every bedroom need an escape window?

Yes. Miami Springs requires at least one egress opening of 20 by 24 inches in every bedroom. We size the new windows so each bedroom keeps one.

Do I need shutters too?

Only if the new windows or doors are not impact resistant. Then Miami Springs requires a separate shutter permit. Our impact units avoid that.

What goes on the Miami Springs floor plan?

Two floor plans with rooms labeled and each opening's size, product approval number, and wind load pressure. We draw them for you. Permit fees are separate.

Will impact windows lower my insurance?

They may qualify for wind-mitigation credits. We give you the product approvals and the final inspection paperwork to send to your insurance company.
