What Dania Beach checks

Dania Beach's Building Division takes permit applications two ways: through Broward County's ePermits OneStop or through the city's own Tyler eSuite portal. We file through whichever moves your job fastest. The city also keeps a Historic Properties list of about a dozen buildings from the 1910s through the 1950s, including the Nyberg-Swanson House from about 1912, which is protected under the city's Historic Preservation Ordinance. On the east side, homes and condos face the Atlantic directly from the city's own beach and pier, so we spec design pressures for open-water exposure. With more than half of homes in multi-unit buildings, many jobs also start with condo association approval.

How do you file a Dania Beach permit?

Dania Beach accepts building permit applications through Broward County's ePermits OneStop and through its own Tyler eSuite portal. We file, schedule inspections, and send you the final paperwork. Permit fees are separate and itemized on your quote.

My home is on the city's historic list. Can I change the windows?

Properties protected by Dania Beach's Historic Preservation Ordinance, like the Nyberg-Swanson House, need extra review. We check your property's status and plan for it before ordering.

I live near the beach. Do I need stronger windows?

Homes facing the ocean or the Intracoastal see more wind with less in the way. Beachfront properties on the coastal control line can also have glass rules. We check your address and spec the right rating.

Will impact windows lower my insurance in Dania Beach?

Impact windows and doors installed to code may qualify for wind-mitigation credits. We give you the product approvals and final inspection paperwork your insurer asks for. Your carrier decides any discount.
