Impact windows in Miami Shores, FL

Three out of four Miami Shores homes were built before 1960. We replace their original windows and doors with Miami-Dade NOA impact units, installed the way the village's checklist asks, down to the perimeter infill.

What Miami Shores Village checks

Miami Shores Village has a detailed window, door, and shutter checklist. Each component needs a state or Miami-Dade product approval, plus the wind load chart or engineer's calculations. The village does not allow grout or hydraulic cement as perimeter infill around windows and doors unless the product approval calls for it. Plans must show bathtubs and showers so windows next to them meet the safety-glazing rule. Before bucks, shims, and clip mullions are covered, the village requires a framing in-progress inspection to check the anchors against the NOA. About 93% of the village's homes were built before 1990.

FAQ

Miami Shores questions

Local permitting, HOA rules, and the right ratings, we handle it all.

Call (954) 884-8224
Why can't the gaps around my windows be filled with grout?

Miami Shores bans grout or hydraulic cement as perimeter infill around windows and doors unless the product approval specifies it. We seal each opening the way its approval allows.

I have a window over my tub. Does that change anything?

Yes. The village asks for bathtubs and showers on the plan so windows next to them meet the safety-glazing rule. We spec the right glass for those openings.

How many inspections will there be?

At least a framing in-progress inspection before bucks, shims, and clip mullions are covered, and a final. We schedule both. Permit fees are separate.

Will impact windows lower my insurance?

They may qualify for wind-mitigation credits. We give you the product approvals and the final inspection paperwork to send to your insurance company.
